Sales and Leasing Brokerage
All of our company’s associates have successful track records in representing the various parties in sales and leasing transactions: buyers, sellers, landlords and tenants. In each situation, the unique needs of the client are assessed and understood. The agent then performs the assignment in the context of those determined needs, representing the interests of the particular client, whichever side of the transaction he is on. Several of the associates have developed particular expertise in certain client types or property types. While able to apply a wealth of experience to these particular situations, they are fully capable across a spectrum of property and client types. In sales and leasing brokerage, several process steps remain constant: For Sellers & Landlords: Assess the client’s needs as to timing, price, and qualifications of purchasers or tenants - Evaluate the property’s marketability and propose steps to address problems - Determine prospective purchasers or tenants who fit the qualifications - Contact prospects and provide information on the property - Help interested prospects evaluate the property and its possible fit - Assist in contract or lease negotiation and preparation - Oversee the inspection, pre-closing, or tenant improvement process, keeping it on schedule - Assist with any needed problem resolution - Follow-up with the parties after closing to determine if there are any unresolved issues
For Buyers & Tenant:

Consulting Services
Our Consulting Specialists have the experience, training, professionalism, and discipline to perform client-driven assignments most effectively. Several have advanced commercial real estate designations and/or degrees. Technical competency in commercial property is taught to all associates, but several have superior analytical skills better suited to consulting work. Additionally, we require a certain level of experience and detail orientation of our associates specializing in consulting. Frequently, clients have needs or assignments which will likely fall short of commissionable transactions. In these cases, consulting is a perfect solution as the associate can commit himself fully to the project knowing that the issue of compensation is not ambiguous. Further, should a client believe that a project will lead to a commissionable event, consulting fees and commissions can be combined to create a total fee package satisfying both the client and the associate. In the event the client is opposed to a commission structure for a particular assignment (for example, the client has identified the property and parties to the transaction and simply needs assistance in structuring the deal), a consulting arrangement makes the most sense for everyone. Consulting arrangements typically are based on hourly compensation with reimbursement for expenses, based on a budget or otherwise controllable by the client. In some cases, a retainer may be required for the assignment. Asset Management
Our Asset Management Team is qualified and capable of handling any assignment, no matter the size or complexity. Our realistic approach to management assignments gives the owner an accurate picture of their property’s present performance, an achievable program to improve the property’s performance, and ultimately, the increase in asset value for the owner. Our experience and our success record in enhancing property values makes us the logical choice for owners wishing to either off-load some of the burden of active property management and/or increase the value of their income properties. An ability to deal effectively with tenants and their agents, vendors and contractors, governmental and regulatory officials, and our proven leasing and redevelopment skills provides us a unique competitive advantage. Furthermore, for certain properties, we can provide the owner a menu of management and leasing services to fit the particular desires and needs of the owner and property. For example, an owner wishing ongoing involvement in maintenance of the property could elect to engage us for leasing, accounting, collections, and payments. Limited management services can be provided for net-leased properties or those where tenants are directly responsible for certain expenses. We offer a full range of asset management services from rent collections only to total asset management. Our services include paying all expenses when due, maintaining security deposit and other escrows, making upgrades and repairs, property inspections, contractor bids and awards, releasing and tenant repositioning. Our experience with local contractors and sub-contractors, vendors, suppliers, and maintenance contractors, ensures that our owners will get the best service for the best value. Our Development Management Team has the training, experience, and discipline to manage the development process for clients. The team applies its project and process management skills to ensure timely delivery of a project cost effectively fitting the client’s needs. Tax Contests
Several of our associates have successfully assisted owners in challenging and reducing property tax assessments. Every passing year in which a tax challenge could have been successfully mounted is another lost opportunity to save money. Our Tax Challenge Specialists understand the property assessment and taxing systems, develop a case for the challenge, meet with the governing authority decision-makers, and deliver the arguments. Our experience and track record speaks to the money we have been able to save client property owners. Tax challenges do not have to be tied to reassessments. If a valid cause for challenge is found to exist, the challenge can be made at any time. Valid causes for challenges include: declining market prices and rental rates, obsolescence of improvements, damage to improvements, rezoning, new and different objectionable property uses near the subject property, and others. We typically work on a contingent fee basis, assuming we determine that there is a reasonable probability for success.
